An annual boiler service is the most important thing you can do to keep your heating system safe, efficient, and covered under warranty. But what does it actually involve?
What a Gas Safe engineer checks
**Visual inspection.** The engineer examines the boiler casing, pipework connections, and flue terminal for any signs of damage, corrosion, or deterioration.
**Flue and combustion analysis.** The flue is tested to ensure combustion gases are being safely expelled from the property. A combustion analyser measures CO and CO₂ levels to confirm efficient, complete burning.
**Gas pressure and flow rate.** Correct gas pressure is critical for safe, efficient combustion. The engineer tests both the inlet pressure and working pressure during burner operation.
**Ignition and burner.** The ignition sequence is tested, and the burner inspected for signs of blockage or deterioration. Burner pressure is adjusted if necessary.
**Heat exchanger.** The heat exchanger is inspected and cleaned where accessible. Soot or scale build-up reduces efficiency and can lead to failure.
**Safety devices.** All safety cut-outs, thermostats, and pressure relief valves are tested to ensure they operate correctly.
**Condensate trap and pipework.** For condensing boilers, the condensate trap is inspected and cleared of any blockage. The condensate drain pipework is checked for correct fall and frost protection.
**Controls and programmer.** Room thermostats, programmers, and zone valves are checked for correct operation.
After the service
You'll receive a service report confirming all checks carried out and their results. Any recommendations for further work will be clearly explained before you commit.
